Kylie's $8m. Federation buy

Pop princess Kylie Minogue has put down roots in Melbourne after more than 30 years in London, splashing $8m on a luxury home in the leafy east.

Kylie Minogue has bought a grand $8m home in the city’s leafy eastern suburbs, locating her near her parents who reside in Canterbury and her sister Dannii who has a base in Hawthorn East.

The deal is understood to have been negotiated privately at the end of last year.

The four-bedroom home, which is set back from the road on a large block, last changed hands in 2003 for $1.5m.

Kylie has bought the second most expensive Melbourne Federation-style property available over the last decade.

My research of past sales in Melbourne's Federation suburbs shows that this is the second most expensive Federation style property in recent memory, with only a dozen sales, and most of these for less than half of Kylie's purchase.

Here is a quick run-down of those comparable sales:

1. 'Inveresk' 11 Sackville Street, KEW VIC 3101 Sold By Private Treaty on 28 October 2015 for $8,250,000

'INVERESK' c1916 Illustrious Renovation Opportunity Amidst Majestic Grounds

An iconic landholding at the heart of the esteemed Sackville Ward. 'Inveresk' c1916, is an exemplar of transitional Federation & Bungalow architecture.

12 principal rooms includes an impressive stretch of light-filled formal rooms featuring fireplaces, leadlight windows and inglenook, west-lit sun room, breakfast room, original separate 'eat-in' kitchen, main bedroom with bay window, further bedrooms upstairs and down, closets and roof storage.

And, it is not a patch on the style which Kylie purchased, is it? It was the land size that fetched the high price, surely.

but Price Withheld

"Driffville" is an extraordinary Federation home on one of Canterbury's most impressive parcels of land. Beyond compare in classic beauty!

Now this really is worth a considerable investment, just see this old video:

This 4 Bedroom/4 bathroom home really is a grand-scale 'entertainer' featuring an 18m north-facing pool and spa, and a separate self-contained quarters fronting Grange Ave to the rear of the property.

3. 72 Broadway, CAMBERWELL VIC 3124 Sold for $4,900,000 on 17 AUG 2020

'Currawong' c1914 is a grand Federation Queen Anne residence on magnificent grounds directly overlooking and opening to beautiful Boroondara Park.

Rich with elegant Art Nouveau character but much altered to a graceful modern style.

4. 8A St Leonards Avenue, ST KILDA VIC 3182 - Sold on 21 MAR 2013 for $4,317,000 Landmark Luxury, Benchmark Beauty

Unarguably amongst St Kilda's finest properties, certainly one of its most substantial, this evocative Federation era home's significant period integrity is matched by modern elements: a landscaped allotment measuring some 1386sqm, polished floors, ornate lead-light and detailed pressed metal ceilings express the original elegance of refined formal living and dining rooms, a light filled library/study and charming sun room retreat.

And there is a video I can share:

5. 5 Kinkora Road, HAWTHORN VIC 3122, Sold at Auction on 08 NOV 2014 for $4,100,000

A magnificent garden allotment with mature trees - this classic Federation double brick family residence c1890 is highlighted by the elegant period features of its era including:

slate roof, return verandah, wide entrance hall, ceiling roses and coloured lead light windows, marble fireplaces and honey coloured timber floors.

Includes rich timbers and magnificent bluestone walls, and servant's quarters and stables; both of which have been converted into separate self-contained residences.

6. 26 Linda Crescent, HAWTHORN VIC 3122, Sold at Auction on 19 MAR 2016 for $5,000,000

Surrounded by superior heritage homes in an exceptional streetscape, this magnificent Federation Queen Anne residence c1906 on a tremendous allotment is an iconic example of the era. Soaring ceilings enhance five spacious bedrooms, main with beautiful bay window, a traditional lounge room with marble fireplace and bay window and impressive formal dining room.

But then again, Kylie could have bought Redcourt at 506 Orrong Rd Armadale, but if so, she got a bargain !
